148b Responsibility:- Develop and implement District PROPERTY Business Strategy following the PROPERTY China Business Strategy as defined by the PROPERTY China Headquarter:-Development and introduction of the PROPERTY business strategy within the District-Define and implement strategic programs and projects (i.e. KPI, vacant space management; office consolidation, office set-up/relocation/expansions)-Implementation of general PROPERTY standards and processes within the District (i.e. asset reduction, design & layout standards)-Development of advanced office / space concepts for tenants (i.e. flexible offices, workplace management) within the District- Space/Asset Management-Proactive evaluation of mid-term and long-term space requirements of offices and companies within the District-Provision of fully equipped space at market oriented conditions, including location concept, site-selection, renovation and daily operation, with effective space utilization-Implementation of workplace management standards / principles; implementation of advanced office/space concepts for tenants / users (i.e. think tanks, flexible offices)- Corporate Lease and Service Management:-Strategic monitoring of all lease contracts of Divisions and Companies in the District-Implementation of consistent lease- and service agreements / processes-Negotiations and closing of external and rental contracts and internal rental agreements (incl. services)-Lead team to monitor and provide best-in-class service to internal customers and keep office maintained in a good condition.-Keep customer in a high customer satisfactory level-Support Operation companies (manufactory) to handle real restate issues.-Safety and Security representative in the District- Key Account Manager for specified BUs:-Single contact of PROPERTY towards the specified BU Executive Management aligning the Group Strategy with the real estate strategy-Lead / Support national or global BU real estate related project- Continuous development and improvement of the PROPERTY portfolio:-Analysis and identification of opportunities & risks of the PROPERTY portfolio (from an owner's point of view) within the District. Businesses penetrate into operating companies, e.g. consulting and FM outsourcing in manufactory.-Development and control of measures to improve the portfolio (i.e. customer acceptance, quality, profit from operations)-Planning and control of short- and midterm investment and maintenance programs- Securing of financial planning and business administration in cooperation with the PROPERTY - - - Commercial Manager of the District:-Preparation and controlling of budgets, forecasts and accounts within the District-Evaluation and controlling of planning, construction and service offers- Organization, processes and HR-Development:-Structuring, organization and coordination of the PROPERTY core functions-Maintain good relationship with landlord, property company and external real estate partner.-Optimization of PROPERTY quality and processes-Management and coaching of PROPERTY employees-HR-Development and qualification planning-Coordination and promotion of employee satisfaction- Representation of PROPERTY within the District-Representation of PROPERTY goals, strategies, decisions to the Regional RC Management, the Groups, the Corporate Functions and the operating companies-Key account management for all requests to PROPERTY within the District-Representation of PROPERTY in external contracts and legal processes-Promote PROPERTY image and networking within the District- Cooperation with PROPERTY HQ China-Information, coordination and clearance with PROPERTY HQ China-Preparation and accomplishment of the quarterly budget- and strategy meetings with the PROPERTY HQ -Securing of approvals and reporting to PROPERTY and RC Management-Business exchange with PROPERTY HQ and other PROPERTY unitsExperiences:- Professional ExperienceSeveral years of professional experience within the field of real estate in a management positionAsset management/Facility management experience of manufactory will be a plus.- Project ExperienceExperience within the commercial / financial area and the project management areaProject management of realization of new location/relocation/expansion- Leadership ExperienceBeing a manager of teams with more than 5 to 10 members for at least three years- Intercultural ExperiencesWork experience in Multinational Company is mustCapabilities:- Decision Making- Result and Quality orientation- Entrepreneurial sprit- Strategic Orientation- Customer Focus- Coaching and mentoringEducation: - Bachelor degree or above - Major in Real Estate or Estate management / Business Administration - English: verbal and written fluency - German: nice to haveAdditional requirements- Work independent and proactive- Gentle and the ability to communicate convincingly will be a definite asset.- Can travel frequently fa3
